I can’t speak for any other areas, but Battery Park is relatively safe, and they houses for the most part are still realtivly affordable.

There are some really nice house in Battery Park area for sale and still at pretty good deal. About 5 years ago I looked into getting house in 1st 2nd or 3rd and 4th ave area. It was a little rough for me so I decide Battery Park was a bettter fit. If you do go with Highland Park Southern Tip, go towards Southern part that area. Keep toward 3rd and 4th.

Anyone live on 1st, 2nd, or 3rd Ave? How are these areas in terms of safety (either south or north of Brookland Park)? Are there any areas in the 23222 zip code that are relatively safe? I have never visited that particular area but in looking online many of the houses look amazing!
